It was a refinance from a 30 yr at 4.25%. The delta between another 30 yr at whatever the rate was then wasn't quite big enough.

We were paying extra because I'm 52 yrs old with a 5 year old and wanted it paid off by the time she was out of high school and I'm in retirement at 65 so it came out pretty close.

you should have been able to get around 2.75% on a 30 year so I think that delta would have been fine.

It's all personal preference, I just liked 30 more than 15 when the rates were so low.

Not unless the treasury drops. Lender spreads have been getting compressed and I'm sure with the drop in mortgage applications, there will be further pushing to lower on attempts to get some loans.

Credit unions are your friend if you are a high credit score borrower.

My wife and I bought a $285,000 home back in late 2020 at 2.7% interest. We put 5% down, so $270,000 on the mortgage. With taxes, PMI, mortgage, interest, HOA, and insurance, we pay $1950 a month.

Factor in today's mortgage rate with the same calculation, and it's $2600. Massive difference.

Yeah...between inflation for everything else I don't see how home sales don't come to a near dead stop. At least until prices come way down


I got my new electric contract yesterday and it's double what it was last year, from 9 cents a Kw to 18

just think...with used car prices where they're at, you can take that savings and roll it into an 84 month note on a 2009 Corolla.

Thanks....I sold my home not tool long ago to build in another location. Still need to have mortgage to build the "dream home"....just watched my payment go up many hundreds of dollars. I am so annoyed.

I am targeting a refinance in 2025.
