I've got +~ 750 acres a solar company wants to lease for $1000 an acre. Want to sell it for a shade over market vale and 1031 into something else. Looking to get 10 million.

Solar farm companies are actively buying land for solar farms in SE Tx. Construction is ongoing.

You can always ask the solar company if they want to buy it instead of lease it.

That is a 7.5% return on the current market value.

Why sell unless you assume you would get $10mm or less in 20-30 yrs when you sold after lease was up?

Knew someone 5 minutes from me do the lease, the company put up frames/rails and didn't touch for what seemed like 2 years. He got out of the contract, wanted to farm the land again instead of watching it be unproductive. Not sure the company, but heard he was getting about the same per acre. If you have use for the land, make sure there is an out if you get disgusted with the progress and watch it become an overgrown mess with weeds, etc.
