Just for comparison, you can probably get this one for $1.1. Lawyer in Carthage that has more houses than he bargained for. Similar costs, just thought I'd share since these are about 20-25 miles apart.

Not extremely relevant to your comment, or point, but to the house itself. Looks like the builder graduated from the $400-500K homes and made the Texas Traditional bigger and better. Perhaps a perfect fit for the people who came into more money and used to own the $400K house, but damn, looks like a badass standard cookie cutter neighborhood home, but bigger and better.

Yech, yeah that belongs on the amazing custom home thread. Definitely like someone liked a place at $800K less and told the builder to just do more of this.

To be fair, it could be a $500K house with the 50 acres as the driver of price.
