I am a agent but looking to sale some family land in sisterdale Texas (hill country)

It's not listed right now, but seeing if there any interest on here. It's 211 acres with Guadalupe frontage, asking 35k an acre

I assume I'll have to use the guadalupe to access my land anyway, so you're gonna be stuck trying to negotiate access rights with either Becca or me. Choose wisely.

My big question is what is driving the cost of that land?

35k for an acre, that not far off the cost of a fully developed suburban lot away from any city center. On google earth I didn't see any oil/gas pads or any resource extraction/farming/ranching along the river in sisterdale county. And while its on the Guadalupe, its above Canyon Lake. So floods are a very big concern to developers as well as you can't really sell river tubing access.

I wish the seller well, but I need some help with understanding what type of buyer they are expecting to come to the table.

Gullible and uninformed? There are tons of people who list at ridiculous prices that dont make sense. And every day, at least one sucker is born who will take that deal and think it's a good one.

The type of person who has 7 million to spend on a property to just look at it isn't buying this land. I know there's a sucker born every day, but they rarely get enough money to spend on something like this.

Water. People want live water, close to a city, but private. The views and little gems this place holds is special

My family has this listed off market and I would love to sit down and talk why and explain the market and explain what this property can be use for and what it has to offer.

I get it. Love that area and that stretch of the Guad. Kayaked it too many times to count. Would be my dream TX property.

But Sisterdale Bar has to still be open. Looked closed when I passed thru 2 weeks back.

Yeah in Becca's defense, that price/acre doesn't seem outrageous at all in light of the current market.
