Again, let's go over this.
Do appraisers make mistakes? Yes, I make them all of the time. All of the ****ing time. We revise reports daily, sometimes it is a stupid mistake that make me cringe, sometimes a typo, sometimes it's a legal description change - whatever. We readily admit that we make mistakes.
The appraiser is tasked with giving an "opinion of value". We have parameters and rules and USPAP and all of this other bullcrap that we have to contend with when writing the reports. Then we get checked by underwriters, Automated Valuation Models, CU (Collateral Underwriter which gives a score) as well as being second guessed by review appraisers, Realtors, loan officers and the general public.
If the appraiser gives their opinion of value, they are supposed to back this up with data, support for the adjustments, three approaches to value and on and on.
What makes you think they are not going to defend their work? It's the entire point of the job! Why on earth would we be engaged to write the reports and be paid if we just lay down and say "ok, I'll just go with your uneducated, unsupported and subjective opinion? Does this make sense? Don't you want somebody to do this job so that the collateral being used to make lending decisions is sound? What would happen to the financial instruments, lending institutions and our entire national financial health if we had no one willing to defend their work?
I'm nearing the end of my career - I've been doing this since 1984. The industry is going to be wiped out by technological change, coordinated charges of racism (this is a planned attack on the industry, you can see it a mile away) and us old guys just aging out. Mark this down, I promise you, what replaces us will make you even madder and more frustrated.
