I'm curious if anyone has built from a kit home or modular. I have some acreage that I'm interested in putting a rental unit on?

How easy was it to build?
How did the list price compare to the actuals?
Any advice? Experiences?

Good questions. We have a couple of lots that we're trying to decide what to do with.

I looked at Kodiak steel homes a couple of years ago. It's more of a shell than a kit. I'm sure price has gone up significantly since got a quote from them

Where are the lots?

We're not selling, just considering what - if anything - to build.

I would strongly suggest you check the law of the state in which you are in as it pertains to re-sale of a modular home. In some states, one must declare if a home is modular, which could detract from it's re-sale value (we have friends in Massachusetts that have this potential issue). My gut tells me a kit is no different than a home built on site.

I have seen them make you declare if the home is manufactured, not modular; and manufactured homes (trailer houses) can be seen as personal property not real property. A quick search shows that modular homes are treated as site built homes in all states except Louisiana.


ETA - our house is a modular home. We purchased the property with the house already on the property, so we did not go through the building/seaming process.
