$400K, east of I-35 in Guadalupe County, under an acre. zoned for Navarro.

That's something I thought I'd never see.

Yeah. We sold our house in 2019 just about a mile away from TXST and thought we hit the market just right for a nice little profit.

I know what they are going for now in that area but seeing 400K for that side of town/ISD is unbelievable.

I could've seen a place up on Mimosa Circle go for 400 but that's always been a nice area. Things have changed for sure, it seems like yesterday that houses on an acre in the hills to the southwest of town went for 200-250. Empty lots sold for about 30.

High prices over there are also hard for me to understand because you have high property taxes instead of income tax. I paid more in property tax in a nice part of SA than my property + income tax in Charleston.

It is those kind of numbers everywhere....at least where I look, in the 200 mile range around BCS

Tax assessment means nothing right now. Value is outpacing the tax man. He will catch up but takes time. 10% homestead limit slows them down so they just hit you 10% until they balance.

I went 5 out 6 years getting a 10% increase
