anyone use a service they'd recommend to collect rent electronically versus old fashioned checks? pros/cons?

My last 2 leases had electronic pymt thru bank. Some SF folks I know use Venmo.

We now have online pymt to our landlord, bank send the check when we dictate.

My young tenants paid with Venmo and older tenants wrote a check.

This. Happy with Cozy.co and so far transition to apartments.com was seamless. A few niceties when we went to a portal over checks or Venmo was having all the documents there on the site for tenants to refer to. You can also have tenants submit and track maintenance requests.

I use RentRedi on 2 of my rentals, Venmo on one and checks in 2 others. Moving forward my lease agreement will be RentRedi or no renewal.
I haven't used another service but I do like it. Venmo gets the money in your account the fastest. RentRedi takes a day or 2 to transfer it to your account

Our younger tenants all pay thru apartments.com (as mentioned above was cozy.co). We still take checks & cash from a few, mostly older tenants. Service works great BUT they hold money for 5-7 days. Not an issue for us, but might be for some. When we signed up, there were fewer services & cozy seemed like the best. I'd like to switch to one that sends us money quicker, but to change a bunch of tenants seems confusing & very much a hassle for us & them.

Some people use zelle but our bank doesn't have it. On venmo, we had a tenant start trying to pay via them, but with a same amount every month we were told that there would be a fee. I think it was 2% or something.

RentRedi holds our money for a few days as well, but it is pretty easy to use and keep up with everything. The 2 tenants using it really like it.

I may do something like that in the future. Right now I just have two rentals and they pay through Zelle.

I did my 2 rentals with Zelle. Only annoying thing was having to transfer money between accounts since Chase would autoaccept the money into one account and each of my properties had their own account.

I've been using Zillow to help manage and list our rental. They do hold the money for a few days, so even if it's due on the 1st, I think I see it in my account around the 7th.
