Ideas for vacant lot

I've got four small (80'x280') vacant lots in a small town that I need help deciding what to do with. I was wondering about low income housing. Does anybody have experience with that? Any other ideas besides the obvious build a house?

What is the location? Is the town growing or near growth? Does the town have stringent zoning requirements? Are the lots contiguous? Is there water/sewer/electrical available? Does the town or county or school district have the desire to subsidize affordable housing?

I guess other things like a car wash or storage could be explored but housing is probably the best bet depending on questions above.

Zoning would be the first question & might narrow your options.

We have an in town lot next to a rental house we have. Only thing we can do is a house & we might get to it eventually. Access is too steep to move in a house & renovate it which would be our first choice. We are also in a neighborhood of historic late 1800- early 1900 houses & we are one block out of the historic district on that particular lot but we'd still want to do something that fits in.

Reminds me of the time many years ago I was leaving work downtown Houston and there was an Astros game that night and I saw a buddy of mine flagging cars into a vacant lot for parking a few block from Minute Maid . His parents were pretty wealthy and he was a TCU grad and I was like WTF did he go to drug rehab or something and is now struggling to get back on his feet with a ****ty minimum wage job?? Turns out he and his dad bought the lot and he was killing it selling parking spots for downtown events.

The lots are contiguous and the total is 80x280. It does have utilities. Its zoned commercial but I'm sure it wouldn't be a big deal to change it. The surrounding lots are a mix of homes and commercial use. Its in a small town in western Nebraska that doesn't have a lot of growth potential but does need housing. There are some new storage units being built in town and I dont see a need for more at this time.

What's the frontage? Sounds ideal for a single tenant net lease building like a FF restaurant or starbucks. Maybe try for a ground lease.

I see taco bells under construction in some absolutely minuscule towns in east Texas
