These compressing cap rates are crazy. When rural Texas starts trading at a 5 cap, you know the gov is printing money.

This is a crazy good deal though.

Ha, I obviously did not. I've been watching these guys since they first came out, and something about the marketing schtick just rubs me the wrong way. But like I said, I can't really verbalize exactly what it is, it just does. But it's obviously working, and I'll be perfectly happy to be 100% wrong on my gut feeling.

Ha, I get it tho. I don't know him but he reminds me of my buddy from Buffalo. Maybe it's an east texas thing. Just kidding of course.

He puts himself out there in a way I never could and shares a lot of good content. All my REI influencer buddies are like that. I was interviewed by one of them during a renovation and it's the most awkward thing in the world. I cringe to think it's still out there. Never again, I'll let the wife be the face of the company.

This is straight out of the Grant Cardone playbook where all attention is good attention and 10xing requires that you tell everyone you are 10xing all the time. Some real estate investors/entrepreneurs choose to build more discreetly but you can't fault the guy for hustling and trying to feed his family as long as he is treating people/investors right. It's not for me, but different strokes for different folks and all that.
