We are building a new home in Dallas and was hoping to get some help. What are some things that would be awesome / useful to add? Note: 4 bed / 3.5 bath, ~4,200 sq ft and ~10,000 sq ft lot so not monstrous.

Some current thoughts:
1. Golf simulator (for husband)
2. Outdoor bar area with barstools facing a TV
3. Mosquito spray system
4. Retractable back patio curtain/screen
5. Backyard turf / putting green

For backyard - full outdoor kitchen. Built in grill, sink, plenty of counter space.

My must-haves for a 4200 SqFt home:

A wood-burning fireplace that you can sit in front of.
A pot-filler over a six-burner gas range.
An outdoor kitchen & pool with screened enclosure.

Make sure your garage is actually big enough for what you want - especially if a 2 car. Most new builds these days won't really fit two full size vehicles. We had ours drawn to fit two suburbans comfortably + all our kids' crap.

Make your patios bigger than you think they need to be.

Extra insulation between 1st and 2nd story

More electric outlets than you think you need.

With hindsight, our build was higher-end/more custom than our builder was used to. So there were some design choices at the outset that had unforeseen consequences. Bigger fireplaces changed requirements for chimney construction. Bigger garage changed roofline which screwed up fire egress, etc… basically, if you deviate from the builder's norm really push to make sure they do it right.

You building custom or with a highland homes type builder?

Echo comments on the garage. We are building a new home and had them make the garage door 1ft taller and taken out the middle brick column. We also added a 4th car (really 3 garage doors but one of the bays is a tandem garage).

You'll also want a front house out by the garage to easily clean cars or whatever.

One more tip would be to add 240V outlets in the garage for the future proofing with electric cars. Much easier now vs doing it later.

We are building with New Leaf and doing a full custom.

I think we'll want to make our garage bigger like y'all are suggesting. On the electric car outlets, do you think that's something I should really push? I foresee us driving 2 suburban-types for at least the next 10-15 years and as far as I can tell there aren't ones that we will likely get that are electric. Would it be a big project to add 15 years down the line?

I'm not sure your neighborhood in Dallas or floor plan, but at that square footage I would really try to add a 4th bath or powder bath at minimum. Again, not sure all the details, but I'd think for resale most buyers would really expect a 4th bathroom in a newer construction 4000+ sq ft home in many areas of Dallas. Just something to look into, but it might not be worth it to you.

It's really cheap to add the 240v or whatever it is during construction, shouldn't be a big deal. Necessary? No. Do I use mine? No. Do I kind of want to buy a Tesla as a 3rd car and would I use it then? Yes.

I wish I had 2 dishwashers. There are 5 in our family and it seems I can seldom get all the dishes done in one load.

Another recommendation would be a bigger island. That was a big one for the Mrs. but I think it will be a great addition.

Make the laundry room huge. Much bigger than you think you will need. Put the second fridge in there. Have a rack like in a closet to hang clean clothes before putting them away. Consider using the laundry room as the mud room to store kids school/sports stuff in a room that can easily be closed off when you are entertaining people.

If you have dogs/cats, put in dog/cat doors and be intentional about spaces where you will feed them and store their food/supplies.

Do a Butler's pantry with an under counter pellet ice maker.

Walk the house with the electrician to make sure the light switches and plugs make sense.

If you entertain frequently, consider a dry bar/wet bar.

Absolutely. There are just two of us and I'd love a second dishwasher.

If we're really dreaming, I'd love a nice wet bar with a small dishwasher as well. Why do you never see dishwashers in fancy wet bars? Seems so much easier to keep your barware right in that area and wash in it's own dishwasher. I also think hand washing is gross though and will put everything, even delicate stemware in the dishwasher.

-A butlers pantry would be fantastic as well.

-A proper, sit down vanity/make up area in the master bathroom somewhere. If you don't have the sit down cut out by either sink, a make up area can still be placed elsewhere in the bathroom.

-Pocket door for toilet in the master, not swing out door. If it swings into the tiny toilet room it feels claustrophobic and if it swings outward when it's open it's taking up real estate in the bathroom.

-Making one of the closets a safe/storm room. Lock on master closet.

-If planning on a pool, bathroom with direct outdoor access.

-storage, storage galore

I have lots and lots of thoughts on floor plans overall, but it sounds like you're pretty far down that road

Here are just a few personal floor plan faux pas
-being met with bottom of staircase when entering front door
-main family room oriented to front yard, not back (if having formal living as well, that one is fine to front)
-not having primary bedroom oriented towards the back to ensure privacy
-lack of primary bedroom on first floor (if you want primary on second floor, make a first floor one a nice en-suite that would work for someone else as primary, or you in future)
-if having open kitchen, don't have island and orientation towards a wall, have it towards the living space. Think island running parallel to living space, not perpendicular


I'd also strive to find the optimal balance of natural light and privacy, trying to maximize both as much as feasible.

These are all very helpful, thank you! We've only had 1 meeting with the architect so far, so we are truly early on in the process and can make any and all changes.

Another question… we are doing a formal study (for me as I work 80% from home) and are wanting a 2nd space for my husband (he will work 40% from home). Any suggestions where the 2nd space should be?

I'd put the 2nd office off the master or off the backyard where the room could be multi use but at 4200 sq feet not sure what else you could need

-infrared heat lamps for the back porch

-blackout shades (especially for the master)

- extra cubby space for entry area shoes and bags. kids have so much **** these days.

- backer boards behind sheetrock for tp and towel holders in bathrooms

- timers on exhaust fans

- night light switches for bathrooms, especially toilet rooms (keeps from needing a light in the middle of the night)

Backer boards!! Yes! I get angry about the TP holder in my master bathroom every time I'm in there.

This may seem like an extravagance, but it makes a world of difference if you can swing it.

Thanks. No pool for us but rather we want to do an extra large patio (fireplace, sitting area, eating area and maybe a bar area with barstools facing a tv) then all turf with putting green. Maybe a pergola over an additional sitting area / fire pit in the yard?

I second a huge laundry room with a mudroom. We have a nice home, and it is large. But we have no mud room. Kids come home from school and all their shot goes either in the formal dining room or the breakfast room. Those are the spaces nearest the doors they enter through. I have a butler's pantry that is used, but not a lot. I am seriously considering pulling it out and having it converted to a pseudo mudroom... it's visible from the kitchen so If probably do large locker-like cubbies for each kids with doors to match kitchen cabinetry.

We have under-cabinet motion sensing lights in our master bath we remodeled. It is so nice they come on automatically when you get up at night. I also have heated floors and a heated towel rack in my master bath.

I do love my pot filler in my new kitchen.

I wish my laundry room was larger. If I still had young kids , I would put two washers and two dryers.

Showers with a bench or seat are on my list. Dream is a separate water closet for me to use exclusively.
The two dishwashers is such a great idea. A walk in shower for mother-in-law suite so you don't have to adapt it when grandparents need it. Hanging bars for delicate laundry and deep soaking sink near washing machine. Extra lights in closet so you can tell when something is navy or black.

I don't get this. My BIL just bought a house where the master bath has TWO toilets.
