Considering investing in small RV park. There's room to expand it, but I'm not experienced with the RV park business model to do a high level calculation on ROI/unit, or space required/unit, etc.

Looking for some input/mentorship if anyone is willing. TIA!

So you want to know the ROI of you expand it? How to determine its worth the risk?

Certainly part of what I'm trying to determine.

The existing park is very small. I can determine ROI on that, easily enough. The second parcel (and is not included in sale of current park) is raw land. I don't know what the planning figures are for additional units.

In other words, what are the space requirements or a single unit? Does someone have a planning figure for xx spaces per xx acres to quickly determine if the parcel of land is big enough to generate a decent return?

How much should one budget for the construction of expansion? Is the planning figure per area of the park or per unit plus amenities?

I have a few questions I'd like to try to locate answers to before making the jump.

Check on permitting. A lot of cities in TX will not permit new RV parks.

Correct. Williamson county, for example, considers them as a "subdivision". As a subdivision, they must be designed to the county's subdivision standards, which has made them nearly impossible to develop. Roadway design section is the main cost that eats you alive.

I am a licensed agent and have a friend selling their farm in Canada. They are going to move to Texas and want to buy an RV park. I would like to find a broker/agent that works in this field to give a referral. Or, if you have a property you want to sell, please reach out (unlikely, I know).

The client is not sure what part of Texas they want but their first choice is the Hill Country. Thanks for your time!

RV lots are much more labor intensive than mobile home. Might be just what you want, but it's not all mailbox money.
