Landlords, how do you handle repair requests?

On my 2nd rental. When I bought it it was already under lease to a good tenant, so I've been letting him go month to month. He'll likely buy his own place in a month or two so I want to have a solid lease ready to go for the next tenant.

Do any of you hold your tenants responsible for all minor repair issues (say under $75)? Being over an hour from where I live I don't want to drive down for every minor issue. I did buy a home warranty for the place, with a $60 charge for service calls.

The current tenant has been great w/ handling small things on his own. But I know others can be less self sufficient.

It's your house, not the tenants'. If you want it to be kept well by them, you need to show them that.

If you get a good tenant that will take care of little things, make sure you reimburse them to encourage that behavior. If you have a tenant that will not or cannot take care of little things, make sure they know you will. Find a local handyman that you can trust and make an arrangement with him to either let the tenant call him directly or for you to call him.

We live next door to our rent house. We ask the tenants to text me if they have a problem.

When we are out of town, I leave a list of handyman phone numbers and ask them to arrange the repair.

i do not charge trip costs b/c it will result in tenants not calling.


i have different levels. generally keep it between 200-500 dollars on tenant and i'll get above that. it stops people from calling me about light bulbs and clogged drains. you need ot size up your tenant before lease signing in terms of competency. I usually give my blue collar workers a higher level b/c i know they can fix things better than i can. with a retired couple i am much nicer.

Thanks all. Good advice. I seem to have found a good local handyman who's already fixed a few things. He and the current tenant are good at communicating.
