Contacting land owners with adjacent property

How long do you want to ignore this user?
I am trying to get in touch with owners of property that is adjacent to me. I have looked up the info in the CAD and sent a letter to the address on record. No response.

I was hoping I would find some insight of other ways to get in touch with the owner. Not only just so we have a contact for each other for things that may come up, but also possibly if either of us were to sell in the future.

Look up the name on FB and send them a message? Google the name to see if you can find White Page info that gives you a phone number. Or an obituary if they've owned the property awhile that might give you more names.

Not sure what tax info you could get from the courthouse to find out if they are up to date on their taxes.

You could also hire a PI if it's something you really needed to pursue.

I do not use facebook. I found maybe the person on Linkedin and a, trying that. Maybe something will come of that. I found possibly the business that the person owns as well, but would rather try to explore other way than mail or calling the place of business.

Without knowing what you said in your letter, maybe they just don't want to talk? Maybe they assume you just want to buy or, worse, are feeling them out for an adverse possession situation like in another thread here? Not saying you are doing that, of course, but they may just not be the talkin' type. We once had a piece of property next to a piece that was owned by a crotchety couple that wanted nothing to do with any neighbors, so I know it's frustrating.

What did you say in the initial letter? I'd send them another letter explaining your intentions.

Based on the CAD data, when did the property last change hands? If it was fairly recently (10 years), the listing may still have the realtors' info that could get you in touch.

Some people just don't want to talk. The barrage of letters from flippers doesn't help you any.

I have one neighbor that I had heard was a recluse. Tried multiple ways to reach him. Finally saw him in the pasture fixing fence one day. I approached and said hi. He turned around and walked off.

LOL , on how many neighbors do not want to talk or even know the person next door. Letter was basically introducing myself and family to who I think is the owner. Shows on CAD as the son's address with two ladies which I believe is his mother and the other an aunt as who the land is owned by. does not show divided interest.

Again introduced myself, explained how I obtained the land we own from a cousin of his I think many years back and have spoken to another cousin of his that has land on opposite side. They are all absent owners. I asked him to contact me just to exchange numbers, mail back, or email whatever they preferred. I also asked if He would ever want to sale the land to please contact me as I would be interested. I also explained what i would use the land for if I was able to buy it from them. Basically leaving it natural besides possibly building a pond.

I would be able to use the land to regain tax exemption if i wanted in the future.

It only changed ownership due to a mother who was deeded the land prior, passing.

I'd just send another letter and leave the buying his land out of it. He probably opened it, had a half interest in contacting you, and forgot. Say you sent a letter a while back, just wanted to touch base with neighbors in case there is a problem, and ask him to shoot you a text with his phone number.

I've found when trying to make contact with 'hard cases' that sometimes a small gift does the trick.

Sure, some will laugh.

How badly do you want to break through? Are you willing to spend a couple of bucks?

A big holiday like Christmas is the perfect time to send a smoked turkey or a box of smoked sausage rings with a note introducing yourself with your contact info. Don't mention anything you want this time around or you'll ruin it.

There's a chance you'll actually get a 'thank you' of some sort. Even if you don't, it may make him more receptive to responding in the future.

What if it doesn't work? Well, you're out beer and potato chip money for a week or so. Big deal.

PSA -- If it's obvious the man is not a Christian, don't screw up and wish him Merry Christmas. Some folks have a really thin skin when it comes to something like that.

When I mailed a letter to the owners of the neighboring property I didn't get a response for 3 or 4 months. Finally I received a phone call from the owners ranch manager. Not the nicest of conversations but I learned the owners were basically absentee owners who left all the ranch work to the ranch manager.
