Master bath reno - Value add?

How long do you want to ignore this user?
On average, what value is added to a home when a nicely done master bath renovation takes place?

Done alone, not part of a larger reno. Would you see return? Is it generally kind of a wash?

usually dollar for dollar unless you do stupid crap, same as the kitchen

Generally wash unless you're adding square footage or fixing a significant layout flaw. You may be better off spending a little more to make all the bathrooms look nice vs just the master. Having granite in the master bath but corian everywhere else (incl kitchen) can be a miss. Don't get too crazy with it unless you're using those features yourself and don't care about return as much.

We did all the downstairs when we moved in. Downstairs is marble and wood look vinyl. ROI on that project was great but we hit budget constraints and couldn't do the master along with it. We're now 3 years out and ready for our next reno and want to do the master. Just trying to figure out financials on it.

Gut and rebuild or just cosmetics? New floors, new counters, new fixtures, etc.

It is expensive to change the layout.

A mix of both. New floors, remove tub and install tile walk in shower, new paint, install a couple of pocket doors.

Yeah in 10 years it certainly won't be on trend, so classic may still work, but still will probably need some polish

It's ok to buy things for your house because you like them and not just for ROI

Absolutely. Ok I got ya and that's a great reminder. In my job everything is driven by ROI so I have keep in mind, my home is my home and sometime we just need to do it how we like it.

Do it for you now. We did our master 10 years ago and I'm thinking about some minor updates soon, mainly backsplash/paint type of stuff, but to sell that would definitely help already.

Overall, it really depends on where you are coming from. Ours was a 1970s original. We added some square footage along with complete gut. Definitely added more value than I put into it but have no plans to sell in any time period right now.

That will differ in value add from an 2000s house with base finishes.
