This is probably and easy question for most of you but I have not bought or sold a house in 24 years and I do not know anyone in the business.

My wife and I will retire in the fall and plan to sell our house and build in the area we want to be in.

I want to go ahead and put my house on the market for the springtime rush. It definitely needs siding, painting and a new roof to be up to par with some comps in my neighborhood. But, I would need to get a loan to do that and I really don't want the hassle.

I'm torn, do I fix those things or should I try to sell it as is? Given that the ROI on the work is probably a wash.

May look into a HELOC loan to get quick cash if you have the equity in it and decide you want to fix it up. When you sell you would just pay off the existing mortgage and the HELOC.

It sounds like if it is a wash, you may want to just forgo and adjust the price accordingly. I don't know what equity you have in the house, so hard to say.

I am a huge fan of the house hack and in your shoes I'd renovate, rent, refinance and repeat. There are a ton of reasons to consider keeping the property if it has good rentability.

It sounds like you have options, congrats. If it was in the greater SA area I'd ask you to come see it and see if we could make a great off market deal for us both.

Yeah but will you be doing that with a one time windfall or with a similar amount of cash from a refi on a property that cash flows while you fish?

taking a quick look at Fairfield, it seems very hot right now.

You can probably get a solid price even without the major updates simply because buyers don't appear to be too picky right now.

In this market I wouldn't be too concerned about major repairs. Fix the low hanging fruit but let the buyers who have already lost out on a few properties take on that work. There will be a bidding war, you will ask for best and final offers, and you will have a backup contract signed while going through the option period.

Just as a headsup, I've got neighbors putting extremely subpar homes for sale that haven't been been updated in 25 years and they were getting astronomical offers.

Crappy roof, crappy siding, crappy kitchen, yellow wall paint, crappy carpet. Didn't matter.

Top dollar.

My recommendation would be to pressure wash the outside of the house, move out 50% of your junk to a storage shed, and be prepared to close quickly.

Thanks for the great information. If I want to sell without the updates, do I go with a realtor or try to find investors/flippers on my own?

If you send me the address I'd like to take a look (I'm not a realtor). If it's a property that works for us we would buy as-is and could close in about 2 weeks (if you are wanting to close quickly.)

Based on what I have been seeing on Inspections and what clients tell me about what they have to offer to try and win the bids, I would do very very little.

It is insane out there.

If you're looking for a realtor. I would recommend reaching out to Red Pear Realty. They're on this board. Jamie helped me buy a home and did a phenomenal job. 1% commission for selling or buying a home. For this market, paying full commission is ridiculous. Jamie can provide everything you need, make sure you have great photos, and a market backed price, and great protections built into the contract.
