thoughts on doing this as a 2nd career / supplemental income? Would consider either residential or commercial. I feel residential is pretty saturated in our area (GA), but see plenty of signs/ads for realtors needed.

Anyone done this fairly recently that could give some advice?

I started full time five years ago. Part time is tough to be succesful but many people do it. Best move i never made.

What are you trying to do? Brokerage? I can't imagine having any success doing commercial brokerage part time.

You see signs for realtors needed because it costs hardly anything for the agencies to hire you as your commission only.

I don't think part time commercial is a thing. It's not easy to get hired at any reputable firm as it is
