Brother is in Boerne and I'm in Austin. We both want a little bit of land somewhere not too far from both of us to hunt, shoot guns, get the kids outside and out of the city, etc. We'd like at least 60 acres or so and have about $500k to spend. Realistically, are we just wasting our time? Is it even possible to find something decent within those parameters? We don't know much about land, don't have a realtor yet (and would have to lean heavily on someone's expertise in land sales to help us not get screwed), but we know we'd like to have something decent if possible. Anyone have any thoughts?

60 acres in the hill country under 500k is going to tough to nearly impossible for useable land. I'm assuming you are looking between Boerne and Austin. If you head to Brady or that direction you might catch something. Even that is getting tougher by the day.

I'm about to have 53 ac of prime Uvalde Co hunting land for sale just south of Campwood. 4wd access only for about half a mile and power is close but not to the property.

Went through this process last year in same general area. You are looking at a 2-3 hr drive for that price range I suspect. Try to target a few counties that you are interested in and find a local realtor there that can help you.

We ended up in San Saba County. Super rewarding experience and property values seem to keep going up. Try to find something with water and electricity available. It will make life a lot easier. Also need to pay attention to property access, property shape, and easements. A lot of smaller properties seem to have a strange shape that decreases the utility for hunting and other recreation.

My deal is a little less than 2 miles NE of this property as a bird flies, it just sold in the $4500/ac range. Ours doesn't have as good of access or power as mentioned and will be less per acre plus we will be listing below market value.

Also, Neil is a friend of mine from our Aggieland days and a great dude. If you aren't interested in the Uvalde area he can probably help you find what you want.

North/nw of Mason. Farther you go it gets cheaper. Find a place with electricity and FM road frontage.
We have a hunting lease near Art and two different friends own property nearby also. Love that area but prices have gone up crazy in the last 10 years. Especially the last two.
One of the owners is about 8 miles down a rock county road and one is on 29. We are a couple miles off 29 on a rock county road. The one with fm frontage would be my pick. After a big rain, it takes the county awhile to repair the roads.
Family owned a nice place in Western Bandera county for years that was almost 4 miles down a county road that followed a usually dry creek bed. Impassable after a flood until the road was graded. 4 gates to open and close on the way in and out and 45 minutes to town. Took two years to sell when we decided to.

I have nothing to do with this listing, but I would look south of your locations -- Seguin, Stockdale, etc.
