Looking to cash out refi a 4-plex. Property is in Canyon Lake, TX. Recently appraised for $594k. Looking for a 75% cash out refi. 30 year fixed, full doc loan is fine, credit will be excellent. Have a lender quoting me 4.6% with zero origination fee (or point pay down). Any better options out there?

I can do better then that assuming good credit at 75% with full doc in the low 4's. or, up to 70% loan to value only using the rental income of the subject property at more or less the same rate as the full doc.
