If you have a house that looks like the 1970's, should you fix it up or just sell as is?
The house next door sold as is quickly.

Are you just trying to sell it quickly? That probably won't be an issue, but some items could potentially add value. Probably need more info about price range/target and condition of flooring and paint,

Where in Dallas? If it's East Dallas, I want to buy it lol.

In all seriousness tho I wouldn't do too much. Maybe spruce it up a little if something doesn't show well/looks terrible. Otherwise I'd enjoy the feeding frenzy that will ensue if you price it right.

Let me know if you need a realtor. I helped out a seller recently where I covered sprucing up costs such as those out of my commission so it was a win/win.

Sold a few house in the last few years for various reasons, every realtor said do not fix up unless inspector requires it. Do you want to go through the hassle of renovations (tough to find workers, supplies, etc.) just to make your money back plus a few dollars? I don't see it as worthwhile unless you do a bunch of it yourself and have time on your hands...

This is the way. Let someone else pay you a premium for the privilege of renovating the asset. It's gonna go either way.

How do flippers make money?
they buy ****boxes under market from unsuspecting grannies then use their own shoddy crews to throw down solid surface counters in the kitchen and baths, whatever flooring is on clearance, fixtures from china, add a coat of paint and call it a day?

Well, I put the house up for sale on Zillow for a high price until I get the house cleared out.
Views and people saving the home increases each day.

with those pics I'm sure you're getting tons of bottom feeders.

Do yourself a favor, stage the home a little better and get a decent photographer out there and I think you'll attract better quality leads.

It's a start to get names and attention.
There are many of people in the neighborhood that are looking for any house they can afford.

Thanks for the advice and I agree when I get really serious about selling it.

no worries. I'm sure you'll get tons of interest with that listing.

I just think the $300 or so you spend on better pics will be worth it in the end.

I wouldn't touch that with any renovations. It looks to be in good condition, just outdated. I would only fix what is broken (if anything)

If your plans are that the buyer will need to do some updates etc, I would not update it. Let the new buyer choose what they would like to do

Also, I would add pictures of the kitchen, as that is really the most important room to see for the buyer

Well the house sold as-is. Crazy market.
Zillow's estimate keeps going up, maybe I sold too low. Who knows.

Well, I didn't have to get a professional photographer. I was in the process of doing that when the offer was accepted.

Congrats on the sale without having to put a ton of work/money into it!

I wouldn't put too much into the Zestimate - we have a very small rental: 700 sq ft 2/1 on one acre & they have it listed for $256,800. If anyone on here wants to buy it for that, let me know. We have about $44K in it TOTAL. That's how off those things can be.
