How is the rental market for AirBNB in College Station?

The biggest issue right now is CS City Ordinance now wants you to rent Airbnb properties for a minimum of 30 days and are fining you almost $500 each time they find out you are still renting for less then 30days.

This ordinance went into effect in October 2020. They hired an outside company to come in and enforce it late last year I believe. Unless it's a primary residence, it's going to be hard to get a permit it looked like to me.

Why on earth would that make that rule? It's a college town, people come in for weekends.... was it the hotel lobby pushing for it?

Several of the HOAs are putting it in they bylaws as well now. Especially any new development with minimums on lease terms. Most are 3-6 months depending on the area.

It's the same old stick up their ass people that want to live in college Utopia but not deal with anything college. Love the town atmosphere but hate the reason for it.

Imagine if students actually voted. They could rule city council. But they don't. So you get this.

Austin has similar STR rules and you essentially can not get a STR permit.

I just did a complete inside remodel on a duplex I bought and now rent it on VRBO/AIRBNB for sort term leases (30+ dys). Was alittle nervous on the market for Short term leases especially the 24 hrs + $3K to get it furnished. I tried it on one side first and was booked within a week.

Listed the other side and had a booking in 3 dys, then a mad rush to furnish it.

The Austin market, and I assume BCS, have many people who need short term leases (building a house, coming for work stint, moving but home not ready, etc) who do not want to worry about utilities/lawn care.

I am renting each side now for $3K/month instead of market at $1700/mo. Yes there will be many weeks that are not rented but well worth it for me just from a maintenance and care standpoint. People who stay for 1-3 months typically have their life together, higher income, and take care of the properties. I also get to pay for lawn care which is a big plus.

I have 4 other Austin duplexes in the $1500/mo range and people who live @ this price range just do not take care of the homes. I get calls all the time for lawn care, maintenance issues that they should be able to fix. After they leave, it takes 5K+ to get it ready for the next tenant.
