Howdy Ags, hope your Monday is going well. I thought I'd throw my shot in the dark and see if anyone on this board is looking to sell their house soon around Nashville and doesn't want to go through the process of putting it on the market?

My wife and I have been trying to buy our first home for a while now and have put in multiple offers only to be outbid by someone offering all cash and waiving appraisals. It's been incredibly frustrating trying to buy your first home in this market and I'm not sure what else to try at this point. We both graduated from graduate school in December 2020 and have been saving to buy a house. My wife works as a CRNA and I have my own mental health private practice as well as working at an inpatient facility with adolescents that struggle with substance abuse. We are hoping to start a family as soon as we can move out of our apartment.

I know you can probably put it on the market and make more money watching people from California and NY outbid everyone, but I wanted to at least put it out there. I appreciate any help, tips, tricks, or advice anyone can offer on how they bought their home in this market.

Have a house in Nashville, but unfortunately not looking to sell it. Aggie daughter is still in it while finishing grad school. Her boyfriend just went through the same issues you have experienced, but his ended successfully with a condo purchase.

Something that I ran across while he was still trying to get a deal done was an article about companies that will basically buy a property for cash on your behalf, and then you purchase from them. A bit more about this:

Most of these companies will charge a fee like 2% of the purchase price to use their cash to buy. They will then hold on to the home for you for a period of time (typically 6 months) where you just pay them monthly rent and can still move in and help dispose of your existing home or just get your financing together. It's got some irons to wrinkle out, but it's a cool product.

We do not offer this product in TN, but we do in Texas: https://hurstlending.com/ The fees are cheaper, you never rent and even works if your debt to income ratio is too high before you sell. All three are different then the programs mentioned above.

If I could convince my wife we dont need to live in the city, I'd be looking at Gallatin; but even there housing has shot up.

Co-worker saw his house double in value in 3 years.
