How far in advance to list condo

How long do you want to ignore this user?
Talked to our builder today and they said they were going to try to close on our new build in August (guessing late August). I have no idea how accurate this is, or how much it could potentially slip.

Assuming late August is true, any advice on how far in advance we should list our current place in Round Rock (June, July, etc.) ~1800 sq ft 2 bd 2.5 bath? The builder salesman was saying go ahead and list it, said if we wait until September it's one of the worst times to sell a house. Also said we could just sell it and lease it back, which makes sense for the right buyer, but also was hoping to avoid this for an extended period if it closed quickly, doubt someone would let us have a 3 month free leaseback. Would likely have to pay, but maybe that's better if the real estate market starts to deteriorate a bit.

I don't know if he had an angle or anything, like making sure we sell that to be able to close on the new build so wanted to get any thoughts. They said they're pretty accurate once they give a 60 day to close notice, and extremely accurate at the 30 day notice.

Refinance to pull some equity out. Rent out the condo when you move.

Assuming you want sale of condo to help pay for down payment on new build, I would list 60 days out and negotiate a lease back with the buyer. If they don't agree to a lease back, you'll find no trouble finding a buyer that will.
Did something very similar with a new home build that we closed on about 2 weeks ago, sale of old home closed at the end of April, listing was early March.

You may be limited on the length of the lease back by the buyer's lender. When I sold my home, we wanted a 90 day lease back. Their lender said no more than 30, so we compromised on 30 and delayed the closing a little to give us time. This was years ago though.

I know the market is crazy, but are buyers really giving free lease backs for more than a few days?

1) Yes. My coworker just bought a house and did this. He wasn't the highest bid but had no problem leasing back and didn't charge her which was why his offer was chosen.

2) Don't think anyone said anything about free. Can be free or can pay a month equivalent of rent, etc.

I know a couple that were given two months lease back free to find their next house and then extended at something like $50/day. Can't remember if it kept escalating in price the longer they stayed or if there was a hard date they had to be out at no matter what.

I would list it about a 5 weeks prior to your desired closing date. Most buyers in Texas are offering free leasebacks to win deals. It is so difficult to win a deal right now, that if a buyer can do that for a seller, and get the deal because of it, they will. We are seeing anywhere from a week to 2 months (the max a lender can allow) as needed by the seller. What I won't allow my buyers to do, however, is not get a security deposit for the lease, because I've seen that go bad.
