We have ~22 acres with a house and stock pond in east Brazos County. We haven't lived there for many years now but have leased it since we moved. We're at a point where we no longer think we'll return to the area and would sell to fund another property purchase.

Any broker recs or points to think about are appreciated.

The commission fee will prob be the same regardless of who you use....so I would go with a realtor who is proven in the bcs market - one who consistently ranks in top end of all realtors; year in and out in the bcs

For a broker you can't go wrong with JMAZZ on here at 12 realty. Flat fee listing with mls exposure and the location will basically sell itself.

We did have a shower remodel a few years back and your initials would lead me to believe you were the one, lol.

Yeah the market interest seems to have elevated quite a bit over the last few years.

Are you thinking about selling all of it with the house ?

Or splitting off the house from acreage ?

I have customers in the area with land and rentals and the rental side geared towards students is a hot commodity as well.

As far as resale it may be more profitable to split it into 2 10 acres tract and the house on a separate acre or so.

I want to evaluate both options. I'm interested to see how much more value could be extracted splitting it into two.
