agreed. you should definitely hire a professional photographer to take some pictures. if your agent is worth a crap, they'll pay for it on their dime.

I like average joe pictures. My parents are in the market right now and have looked at serval properties that look amazing in the pictures, but it's just a lie, and are frustrated after spending several hours looking at a property that was a bust the moment they walk in the door. Most people just want the truth. Never understood the "Instagram" pictures on properties. Unless you buy sight unseen, the buyer will eventually know what the property actually looks like.

Those "instagram" pictures get people in the door. Sure they can change their mind then. But a lot of people will look at these pictures and just scroll to the next house, IMO.

ETA: there is also a difference between overly edited and filtered pictures and quality pictures. Lighting, angle, camera/lens, etc. all make a huge difference
