Owning a home in CS, and renting other rooms to daughter's friends

Anyone else in a similar situation?

If so, are you asking for a lease from the other renters? I am thinking probably, but more just to describe expectations around things like the security deposit.

Interested in what others are doing.

Always use a lease. Even with friends and family. If you don't have one, I'm happy to send you the TAR lease to use.

Has anyone adjusted a lease to reflect that they are one tenant of multiple? I would assume there is some massage of language required.

We did separate leases for each girl, because they were not all the same age/class year and had different schedules for graduation.

the problem there is if something gets damaged and they blame it on the other party (or if one person decides not to pay).

You can address that in the lease but you have to know what you're doing.

We wound up doing separate leases for this set of girls.

My daughter knows all three pretty well, so not worried about anyone causing a problem.

When my daughter moves on, if I keep the house, I will probably do one lease with 4 signatures, but we will see.

We did individual leases because of different dates and different rates (private bath / shared bath). We also added a provision about requiring anyone with a guest that stayed overnight more than a certain number of times in the month to pay an extra full share of the utilities. Plus we added no smoking, and no pets clauses. Luckily we never had to invoke them over six years of renting the extra rooms.
