Buying Home in Boerne Area

My family is relocating to the Boerne area from Houston/Richmond and not having success winning with offers over asking price. We are using a family member as a realtor who lives in SA. Are the realtors in the area working with each other to help link a home with prospective clients? It just seems that our offer is being used as leverage or we don't have a preexisting relationship.

Any advice would be appreciated and if you know of any homes coming up for sell in Fair Oaks (where we offered), let me know!

I'm a loan officer and I have several clients in the Boerne area. Homes have been going for a crazy amount over asking as of late. There's been a few homes recently that have been reducing their asking price but it's still a super competitive market

It's not a question of quantity nor quality. There's ample ground water. It's more to do with an attitude regarding a culture of "now that I'm here, let's close the gate behind me"... people in positions of authority discourage development. I've lived here 25 years, and it's only gotten worse.

Bumping this thread. I am also looking to move somewhere in the Boerne/Fair Oaks area, specifically to be within Boerne ISD. Has anything changed in that area as far as demand in the last couple months? Better to look later in the year?

Edit: Also, are there any concerns in this area about ground shifting (potential foundation issues) or flooding?

I'm not a realtor, but as a loan officer in the area, it appears that some homes are staying on the market a few days longer but nothing crazy. If you'd like, send me a dm and I can get you in contact with one of my realtor partners in Boerne.
