I'm considering getting a roof mounted solar array installed, and I'm curious what (if any) value is actually added if / when we decide to sell. I've googled and asked the solar rep, but not sure I trust that info. I'm curious if anyone has real world experience buying / selling houses with solar. Thanks!

Selling two w solar leases right now in middle range area of Houston. No one trusts that the solar lease saves money. Maybe it is different if they were owned outright.


Unless you are in an yuppy area...don't expect solar to have a great value to buyers.

I appraise real estate in San Antonio and rarely see a justifiable adjustment for the panels. When there is one, it's not close to covering the cost.

It may be different in other places, I dunno. I would not consider installing a system based on return value for my home.

In my experience, there is no value added. If anything, it will make the home more difficult to sell if you don't own the panels outright.

Do not lease your solar panels! Buy them outright or get some financing to buy them, but don't lease them. Selling a home with leased solar panels is a PITA. It's like trying to get someone to take over your leased car payments. I was able to sell my home fairly quickly due to having solar panels back in 2020.

Appraisers tend to give very little value for them has been my experience as an agent. If you're asking more for the house to try to cover the cost of them your appraisal could come up short. I'm a licensed agent by the way

My understanding is that the house (with or without solar) can sell for whatever someone is willing to pay for it, but if they require financing then the lender will only go as high as the appraisal, and if the buyer still wants it, they cover the difference.

Now that being said, is there any way to appeal or get a second / third / etc. appraisal, or make a case to the appraiser that it does add X amount of value?

Curious how the appraisal part works if that makes any sense.

Quick answer in no. You cannot provide another Appraisel. The lender can but it must be ordered and processed by an independent company with no direct connections to anyone in the transaction. Has to be independent.

Bottom line the market is not valuing the panels. With five buck gas that may change.
