I will be leaving my townhouse in Maryland in the spring of 2023 moving overseas.

Does it make financial sense to find a tenant if I offer the home as furnished?

Or as more likely people already have furniture, that would make it harder to find tenants?

it's a 3 floor, 3 bed and 4 bath townhouse.

many thanks.

depends on the market. In some areas (usually condos in high density areas) a furnished unit will rent at a significant premium (especially if you're willing to do shorter term rentals).

You would have to check the local MLS to see if properties in your area get a premium for being furnished.

Mid term rentals you can get significant premiums esp in sought after areas. Long term may get a bump too but much can be lost with the wear/tear of the furniture.

good advice

also trying to balance me having to go out and replace the furniture at my next house.

would rather leave most of the furniture if I can make more money in the monthly rental fee
