PMI removal problems

Mortgage is with PHH. We meet all the loan to value qualifications listed, and are in good standing. Issue is that I can't get them to send out an appraiser. I sent in the form and check back in February. They cashed the check on March 21. I called in May and they said wait. Called in June, don't remember the date and they said wait. Called July 7 and escalated the issue and they said wait for a call. Called July 14, angry now, and they said wait. Filed a complaint with the CFPB that day. Filed a complaint with the Texas dept of savings and mortgage lending yesterday. Anything else I can do? They are still charging me PMI. It is not breaking me, but it is my money. I don't know if it is lawyer time. I don't think I can recover anything from them. Anything to be done, or just wait and pay and complain on social media?

And, yes, I am sure I will meet the qualifications once they actually come out here.

the irony is that if/when you lawyer up...they'll use your PMI money to fight you.

I am working through this with the CFPB, but I am afraid I might have delayed resolution because now I am in their CFPB ombudsman thing. PHH is the friggin worst. Really sucks you have no control over who buys your loan.

No real helpful advice, just went through this with loandepot and it was relatively painless and easy. Some steps seemed a little weird but it only took 2 or 3 weeks to get if done and removed.

Seems that there should be some accountability and oversight that would force them to do what they are legally required to do.

How old is the loan and what is your interest rate and term? If the loan isn't at least a year old, they may not necessarily have to remove it just because you paid it down quickly to 78% LTV or lower.

I would keep calling every day. Maybe reach out to some higher ups on LinkedIn or email and see if they can help? Mortgage servicers are the pitts sometimes.

Finally got an appraiser out today. I resorted to calling every day into the escalation department. Had them emailing the pmi dept and cc'ing their supervisor. Or, at least that is what they told me they were doing. Not convinced they did anything more than tell me, then hang up and laugh. Supervisor finally called me. She looked at my file, after telling me the same old crap and me being insistent. She resolved the whole damn issue in 2 minutes. Evidently my list of major improvements got filed incorrectly. What a BS racket they have. Pray every night that PHH doesn't buy your loan. They are the freaking worst.

They mentioned it as a possibility, but I am not holding my breath on it. I will inquire once they agree to drop the pmi. I am sure they will 'look into it'.

Follow up on your CFPB complaint add in demand for compensation of PMI for period of delay, if possible file with state attorney general a complaint.

My thought is right hand doesn't know what left hand was doing at servicer, causing customer harm.

Did you send letters to them, or receive letters from them during period after filing request? Letters demanding action must receive response within 30 days even if it is a simple we need more time.

No letters, only calls and 2 emails. Not sure I am pissed enough now to chase them down for around 1k. However, if they try some crooked **** and deny removal, it is ****ing war!!

With all the people they have locked in at 3% for 30 years, they'll be making more money on PMI than they do on interest.

So, take my money making 7-8 percent and apply it to a debt costing 2.75 percent to save $150 a month that will hopefully be going away soon? Got it, thanks! Why didn't you post sooner?!?

In dead seriousness, I really want to do this. I know the math works better the way I am doing it, but damn I just want to be zero debt. My finance guy would punch me in my taint if I did it, but doesn't mean I don't want to.
