Looking to buy a duplex in CS in the next 12 months I can rent out until my daughters go to A&M (god willing).

There doesn't seem to be many options right now. Is there an underground system of seller financing listings on TA I can get plugged into?

Also open to 4plexes

I'd wait at least 24 months for a
possible correction and/or rates will be less.

I don't think much that has been purchased in the past couple years cash flows unless you buy a dump where you would never let your daughters live.

There's some 4 plexes being passed around off market in Bryan. Unless they sold. But they trade pretty often.

No idea about any correction but I've been looking to add another SFH or Duplex to my portfolio in the area over the past ~year and there have been very few that would cash flow I'm willing to put in an offer for.

This. I looked at two recently and it feels offensive to ask for the price that would cash flow at their current rent payments. Sad.

Need something off market I think. I'm just getting started so if y'all have information, I'm listening to Bigger pockets pod and trying to ask around for education

I disagree with this comment. Never wait and see if you are determined to make something happen.


Just be a picky buyer and submit lower offers to people not looking to sell, etc. You will find something for less money eventually. If it takes 3 years to find a duplex with numbers you like...then it takes 3 years.

There are many ways to find things off-market...a couple other non-traditional ways...check delinquent tax rolls and do some drive-bys in areas you would want.

Sometimes teenagers do the opposite of what the parents want. Buying her housing sends a strong message. The real estate is a good investment either way, but you're really gambling with the fickle leanings of a future teenage girl.
