Is it legal to only rent to females?

I bought my daughter a house in college station, and she is going to live there with three roommates. The guy that sold me the house had his youngest son move out, and the place was FILTHY.

Boogers on the wall in every bedroom, vomit stains behind toilets, about 1/4 inch of black dust in the cabinets in the kitchen.

The selling agent said the seller wanted to sell as is, so we knew we had a big cleanup ahead of us, but we're surprised at just how bad it was.

Anyways, when my daughter eventually graduates, I want to keep renting the place. Any law saying I can't be explicit about no boys? I would think there was, but not sure.

You, as owner/landlord, cannot discriminate against (Fair Housing Act)

Now, if your daughter is an occupant and looking for roommates, she can certainly specify that potential roommates be female.

But here's the deal, just don't put it in writing. Your best bet is to have your daughter recommend friends who are still in school after her and hope that recommendation-chain keeps going.

I would not worry too much about renting to guys. My two worst clean outs were after the houses had all female tenants. A lot of the local cleaning services will clean bathrooms, floors and kitchens 2x month for $75-$100/visit. Split 3-4 ways that is not bad. I pitch including that in their rent HARD. I have included it automatically occasionally (raised rent to include/lowered my margin a little) and it worked well.

Adding to this and saying you should also include lawn care in the monthly rent cause they wont mow or take care of the yard.

As someone that has cleaned both the women's and the men's bathroom at the chicken on more than one occasion......do not kid yourself...girls that age (especially in a place they don't own) have the potential to be absolutely more disgusting than any guy. I am not saying they are more disgusting on average just that the extreme is more extreme than you can imagine.

It always cracks me up when some girl posts some wannabe sexy photo on Instagram or something and has a completely disgustingly filthy room behind her. Or the bathroom mirror is foul.

One female can be mad. Add in multiple and they can quickly create a superfund site far beyond any males.

20 years ago went over to a lady friends apartment she shared with 3 other girls. The smell was god awful, trash piled up in the kitchen and entryway, sinks piled up. Evidently one roommate stopped pulling her weight so to teach her the lesson they all quit washing dishes and taking out the trash,

I took it all out myself and then had a chat with the offending roommate, which once she voiced her issues the situation never happened again.

With guys its just beer, dust, vomit and extra piss around the toilet.

I've literally pulled used pads off the wall in the girls bathroom at the chicken. Op should be thankf for boogers.

If would definitely do lawn service and add it to the rent. Much cheaper to maintain than have a jungle fixed.

Just what do you mean "lawn service" and jungle? Never heard of personal "landscaping" being part of the rent, but I like where you are going with this. Assuming we are still discussing biological females and all.

So, lawn service is part of rent. I had that one figured out.

Second post is what I needed. I can't be overt.

I get that some girls can be gross, but you should have seen this place. So. Many. Boogers. On one wall, they were so bad, I just painted over them and added them to the wall texture.

The house is in a great spot though, so I'm glad I bought it.

I was once moved into an office vacated by a male. The walk next to the desk/phone was covered in boogers. It was disgusting. I could not believe a professional (CPA) did that to his workspace.

I was so disgusted… after it was all scraped off a LOT of Clorox wipes were used to disinfect the wall, desk, phone, etc. You know that EVERYTHING in that office was touched with booger fingers.

My experience with them is they call Mom and then Mom calls me.
I recently had a call that the stove top was on fire and gas was going everywhere. What do we do.
Evacuate the house and call 911.
I hang up and head for the truck and then remember that particular house has an electric stove top.
They had broken all the knobs off with the burners on high and their pot was boiling over.
I could write a book.

Renters almost never cut the grass even if it is required. I mean, I prob wouldn't either and if I didn't own the place esp when its 103 outside.

One of my place, the tenants prob didn't cut for over a yr. Had lawn service come to look at it and he said its alot of work quoting $1500. I have a history with the lawn service so I believe his quote is legit.

This is called the "Mrs. Murphy Exemption." If there are four or fewer dwelling units (i.e. rooms) available for rent and the owner occupies one of them, the Fair Housing Act as it relates to discrimination does not apply. Therefore, if she is the owner (or has an owenrship stake in the property), she can discriminate.

HOWEVER, the exemption does not extend to advertising dwelling units for rental. So, put her on the deed and if anyone responds to an ad who isn't what you're looking for, just tell them the unit isn't available.

As someone who owns rental property, I can tell you from experience women are often worse than men when it comes to cleanliness.

The solution I've used for this is to get a home warranty, Set them up as an authorized representative for the dwelling, and make them responsible for the initial service call fee. Even when the fee was reimbursable by me, having to pay $79 up front for stupid things was a deterrent.

If you're renting to college students, you should have their parents as cosigners, and financially responsible for cleaning / damage.

It always amazed me how horrific my daughter's apartments were when we helped her mover during college. It was the worst when she lived by herself. Clutter, the kitchen, the bathroom...ugh. And I am no 'neat freak'. Had to do it because it was our security deposit.

Many fellow dads say the same thing about their girls.

One of the things that does get dicey about leasing units with common areas is what happens with the common areas when the person moves out. Holding them responsible for any damage, etc. within their room is easy, but you have to have provisions that allow you to collect for damages to common areas immediately so the person isn't gone and it becomes one person's word against another's. You'll need VERY clear rules about common areas, including the driveway, garage, etc. and make adherence to those rules part of the lease.

It may be beneficial for you to research lease templates for these sorts of arrangements. You might find something you never thought about that will save your ass down the line. For example, I found a lease template that covered things like making sure their car is in good repair and does not leak fluids on the driveway or in the garage. I included that and ended up at some point with a tenant who was leaking oil on the driveway. The lease gave me the ability to deal with it more assertively.

A friend of mine had a rental for a few years in CS. He had a group of girls that left the house in terrible shape. I think it's just a risk you run renting to college kids, and not specific to either gender

Thanks Ryan. Two great peices of advise here.

I'm not worried with this group of renters who are my daughters close friends. But, I'll own the house decades, hopefully.
It takes a special kind of brainwashed useful idiot to politically defend government fraud, waste, and abuse.
