I've been doing that for a while now. The texts have slowed down.

We got a potentially "real" check in the mail yesterday offering us 7% of what we paid for our lakefront lot we bought a little over a year ago.
All we needed to do to get the real thing for the ENTIRE 7% was to call the number listed and they could make it happen!

I always ask for an offer and the waffle to them "it's good. Can you go a little higher"


Best I've done is 7 offers before they caught on that I was wasting their time.

When I tell them I was doing it to waste their time, most laugh. They know what they are doing is wrong.


I own 10 pieces of property. Likely waste 1-2 hours of wholesaler time each week.

That's what I've been doing for a while now. "$1.5M and not a penny under!" It was $1M but prices got so out of control in the area I realized someone might actually bite and then I'd have to find a new place to live.

does not waste my time to text them and lead them on. when they start calling i come clean.


i actually love what i do. it is the job i was meant to do!

I am constantly being called and sent text messages regarding an empty 1 acre lot near the Houston Medical Center. Very frustrating.
