STR operators...how are y'all looking?

Your listing is not accurate. The pictures show a bedroom with 4 bunk beds, but that doesn't agree with the verbal description. It's a beautiful place. Hope you got it before the recent run-up in prices.

I was looking under where it says Where You'll Sleep. It says Two Single Beds.

No problem. I suppose that's why you let us see it. I notice on my listing that I've also got pictures inset under Where You'll Sleep. I don't know how my PM did that, but it may help people see the setup quicker. In my listing I'm always trying to convey "you're as close to the beach as you can get without actually being beachfront." The other thing is that we're 200-300 square feet larger than most of the 3/2 houses. Getting the best features to the customer...always a challenge. Hopefully people read reviews, and you get repeat customers.

Haha yeah man my office window faces the front porch so I get to see people checking in. We've got it pretty polished after three years but people still have trouble every now and again, sometimes it's comical to watch. Kind of like watching drunks load boats at the Fishing Center. As far a the check in process, we have both the electronic locks as a back up and a lock box with hard keys as the primary method. We used to only use the keypads but some people struggle with them so we set up both. We also have a third hidden lock box with all keys for the cleaners and in case of emergency for guests.

We're defiantly going to get an IG page up for them. We're at the Tom Ferry event in Dallas and talking with some others in the industry. I'm pumped up, we're going to come out of this better.

Thanks for input, gave you a wl add too! We actually bought a RV early pandemic to put on RV share but ended up using it way too much and as of Monday we officially live in it full time. Just us two, two cats and 3 labs one of which is a male puppy. This is going to be interesting, hoping to find that next deal quickly.....lol.

Good news is that apartment we vacated should lease quickly and should be straight cash flow if we can keep the STRs running. Nice little raise coming.

Funny story. We wanted an upgrade from our Coleman popup, and during COVID we ended up buying a 29' bumper pull trailer. Took it across country, and a few other smaller trips, and we're making the payment plus paying storage. Then we got the beach house, and started going there and not using the trailer. So...I looked into RV share, but man that seemed like a hassle. I found a guy with an RV lot in Bolivar. He has been renting my trailer STR for the past 18 months, and we split the proceeds. I no longer pay storage, and I make around $100/month after paying my loan and insurance. I'll break even after about 5 years, and I'll either have a rusted out RV, or maybe it will still be rentable. IDK, but it beats doing nothing. Meanwhile, I bought a seriously upgraded old pop-up, and pulled it on vacation this year. Much better mileage, and when I open it up, it's just as big as the RV was. Right now, I'm still storing it on my driveway. The HOA doesn't care, but my wife might...
