I have a breach of contract on a property i own in Nashville. I tried to settle with the tenant but he refused my payoff. I am looking to sue him for the balance that is over $55K. Any recos?

So I learned about a Tennessee law that protect renters….landlord must make reasonable efforts …..etc etc…that renerts only have to pay for lost profits. Meaning…if I can re-rent liability is released.
