$4,500 is insane, again, unless he's in a massive home in willowbend.

No way any responsible homeowner in north Texas has a 20yr old roof with our weather. You could potentially replace your roof every 3-5 years with our hail storms.

1979 4 bedroom, 3 bath, pool, gazebo, new roof in 2016 (hail storm), 3/4 acre lot

Sound like I need to go insurance shopping.

our 1975 plano home, 4/2.5 with no pool was ~$1,400 when we were there. Granted, that was ~2 years ago, but still.

My point was that there are a lot of variables. Is it possible that he's overpaying? Yes. Should he shop around? Absolutely. But I'm not going to make a blanket statement that he's being hosed without knowing anything about his home/policy.

Also, I'd argue that if you're replacing your roof every 3 years then your policy should be around $4k. I mean it's a business, they have to stay solvent.

Premiums are driven primarily by the age of the house, size of the house and the overall risk. Sure there are lots of other variables but we simply can't compare one house to another without more information.

My TWIA policy went up 85% this year. Never had a claim. They say it is because rebuild costs. My house does not cost thst much more to rebuild than it did last year. It is infuriating.

I don't think your policy premium went up 85%. If your agent ran a replacement cost estimator and he increased your dwelling amount some ridiculous figure then there was an increase, but not 85%.

That would be $5,000 up to $9,250???

And yes, increased cost of construction is a real thing. Agents have tried to keep the dwelling amount down, but companies are pushing back on us and making us increase the dwelling amount because of the increases in lumber, etc...

Uh $2000 to $3700. What would you call that? Do you think i am too stupid to do basic math? Increase in replacement cost only up 10% from $400000 to $440000.

There's something else then. Or you're a complete outlier. My agency is on the gulf coast and we deal with TWIA for the most part exclusively. Being doing it 43 years. Never heard or seen something like that.

And here is the direct quote from my agent:

Without the coverages being changed your renewal premium is $3,785.00 and last year it was $2,095. The premium has increased due to TWIA increasing the replacement cost coverage of your home.

It is insane. My monthly payment has gone up over $500 since 2017. Thats a 20%+ increase in just 5 years. This is on a 15 year note so my principal payment is higher than normal so it doesn't seem like that big of an increase, but it definitely is. Just brutal.

It appears there are some insurance providers on here. Do any of them want to take a look at my policies and see if they can provide better. I have auto(1)/home(1) bundle with Farmers. If so, PM me your contact info and I'll send you my policy so you can provide a quote for same (or better) coverage.

I don't charge a fee.

I automatically shop your policy if the renewal increases more than 10%. You don't have to ask.

I am in the commercial insurance business for 20 years and can confirm many of the same pricing issues exist with those policies as well. Too many factors to really say, but market value isn't really relevant when it comes to home insurance. I'd be happy to take a look for you.
