We are purchasing a lot near town (outside CS city limits but within ETJ) of about 10-acres that we will be paying a premium for because it can be subdivided into smaller 2-acre lots. The seller has plotted it out including allowing room for a future road that the county would maintain. It has passed zoning, but some modifications were recently made.
There are easements, adjoining properties and other considerations that need to be taken into account that we don't want to make mistakes and find ourselves in a problem legally. It seems like a good investment but we just want to run due diligence.
Who/where would we find an expert/advisor that is specific to development to be able to run this by? Seems like a real estate lawyer, but I'm thinking more of a developer lawyer or city planner?
