Anyone ever used Orchard to buy/sell?

I'm looking to buy a new house and sell my existing one. Orchard seems convenient since you can stay in your current house until you close on the new one. Anyone have experience with Orchard? Pros/cons? Issues?

From my experience, iBuyers like this will offer you about 80% of market value for your home. I also had two different iBuyers (very well known companies) back out of contracts this summer just because. So in general I'd say it's a bad idea, but do what's best for you.

My company has agents in the five largest MSA's in Texas, and we do full service representation on the sale side for just 1.5%, then credit you back half of our commission on the buy side (also typically at least 1.5%), so our service usually nets "free" or more to someone like yourself who is looking to buy and sell.

How do you manage to only charge 3% total commission rather than the typical 6% total commission? It sounds attractive, but what's the catch?

First, I own my own brokerage company, so I don't pay any fees to a mother ship. No franchise fees, no desk fees, etc. I also don't have a physical office. I work from my home and spend a ton of time with my young family, which is great. So overhead is low.

Second, we charge for showings on the buy side. $150 per showing. This aligns our interests and keeps our time spent doing showings to a minimum and allows us to spend time with clients where we add the most value. Most listings have 4K images and video walkthroughs that you can see on your phone before setting up a showing, and some agents do open houses for their listings. It isn't like when I first got licensed when only the agent got faxed a blurry black and white photo of the front of the house when it was listed. Our average client sees 2-3 homes with us before making an offer, but as an example, your break even point on a $500,000 home is 50 showings. I've never done more than about 10 showings with a single client with Red Pear.

Third, I did about eighty deals each of the last two years. The National Association of Realtors says that the average agent does something like 4-8. So even at half the commission, I'm doing alright.

Finally, (and I think this is my secret sauce), I'm an investor and Red Pear isn't my only brokerage business. I own another one where we do the traditional 3% model. So Red Pear is my way of giving back to Aggies so that we all win. I think that's a big part of why we've been so successful….it's about more than just making money. If for some reason the house doesn't sell and the listing has to be removed, do you still collect the $150 per showing, or do you only collect that if the house sells?

We only charge showing fees on the buy side. On the sale side, we only get paid when the house closes (1.5% instead of the traditional 3%) . For listings, we put what's called a Supra eKey lockbox on the front door, and buyers agents can access it for showings. So no showing fees on the sale side.

Exactly. The builders want to handle showings always anyway, so those are always the easiest for everyone. And lots of builders are offering more than 3% right now. For example, right now, Meritage is offering 5% plus a $5,000 bonus check, both of which I'd be happy to split with you (so we'd both get 2.5% plus $2,500 at closing). Just be careful to notate a Red Pear agent when you go to the community for the showing because I've had some builders try to not pay because of that.

do you guys hire 'per showing agents'? My wife (took two years off) is looking to get back into it, but really only likes showing houses. hates listing them as funny as that sounds.

I can vouch for Red Pear. We used them to buy our forever home during COVID and his representation was a key reason we got our house. We use him for the rental contracts on our other homes as well. He will have all of our real estate transactions going forward because his business model makes sense.

As he mentioned he does credit you back some commission from the sale when your purchase which we put towards new ac systems in the house. This allowed us to offer above asking and still coming out ahead compared to the other buyers. In this market, I can't even begin to describe how valuable that was to us.

OP, Red pear offers a great service with a lot of knowledge and experience. He got me things on my buy side I didn't know I needed from the sellers, and also helped me rent out my previous home. His service was worth more than he charged, for sure. I have introduced several close friends to him and have made several other offers on other properties through him, so it is clear that I want to have a continuing business relationship with him. You will be doing yourself a disservice by not checking things out with them.

Additionally, the product jay with qgs reward is offering is something I used and was very painless and helped me get in to a great situation, so if it is something you might need, I highly recommend giving him a call as well. Good luck!
