I say I'm hoping this continues downward pressure on home/land prices. Trying to keep keep my powder dry and be prepared to purchase some land over the next year or two.

The areas I've been watching, homes/land haven't been moving at all for months and we've seen some decent price decreases. Hoping for that to continue.

Plenty of land deals out there if you're shopping off market. Might want to look at investorlift.com

Buy and hold play pookie? A lot of acreage for a little town. I know TAMU commerce is there. I get that it is hard to argue with with $1100/acre!

We just closed our first ever contract assignment deal yesterday. Contracted 6.2 ac in Moulton for $25k and sold it to the neighbor for $35k, pretty excited about that one. We also opened escrow on 5 ac 10 minutes from Hallettsville yesterday for $63k, we will list it for $100-110k which is still under market value by a good bit.

Get creative and you can find great deals today.

What's the best way to shop off-market for land? Pick out something you like and reach out to the owner by mail?

Get on the appraisal district gis map for whatever county you're looking in and start calling owners and ask if they will entertain offers. Whitepages.com will get you a good number for most people.

I signed up on that site to check it out, did not really see any acreage for sale of interest. Problem is I'm getting smoked on stupid emails and text messages ever since.

Woof there is some junk on that site. It wouldn't shock me if the owner is a real estate investor and created that site to give themselves a first look.

If you want to find deals they're unlikely to be on a site like that.
