What should I look for in hiring a Realtor?

How long do you want to ignore this user?
most likely going to sell my townhouse before I head overseas in the spring.

I have two realtors already that I have spoken to who are going to come see the home in the next week

what questions should I be asking them?

what are the good things in a realtor that sets one apart from another?

is there flexibility in how much I owe them after the sale?

Most any question you ask them they will know how to answer. I would put more weight in recommendations from other people you know that have used realtors in the area.

they are highly recommended on the internet and in the largest realty firms in the area

Their pre-2020 sales statistics before the market boomed and almost anyone could sell a house.

Volume they sell in your particular neighborhood/market area over the last 5 years.

Challenging deals they've closed and what they personally did to get them across the finish line. This isn't the "would you give up some of your commission to get a deal" question, but I want to know if they're a closer or not.

Lastly, your gut feel on them personally. You should like who you're working with especially when you're paying them well and there's no shortage of options to select from.

It also doesn't hurt to call a Red Pear Realty agent if there's one in your area. You can't go wrong with saving 1.5% on the commission for a full service brokerage. That's extra money back in your pocket for moving expenses.

I am in Maryland suburbs of DC, never heard of Red Pear.

is there something similar up here?

is it always the case that the seller pays the agent? I am seeing on Zillow for properties in central florida there is a "2.5% buyer fee" (!!??)

I'm confused. You often mention that your buddy is one of the biggest real estate developers on the east coast.

Wouldn't he be the guy to ask these questions, or give you a reference?

In the US, typically the seller pays the agent fees for their own realtor as well as the buyers realtor at closing. The amount varies by market. 2.5% may very well be market in FL, but in Texas, in my experience, if a seller offers a buyers agent less than 3%, it will sell for less money and take longer to sell. Fun fact, in Europe, the buyer pays their own agent's fee.

My advice would be to pick an agent who is experienced and analytical regarding comps. Ask for them if they don't provide them to you with their suggested list price and target sale price. It's not rocket science, but a lot of agents just kind of "wing it" and end up costing their client a lot of money. Don't take their word for it, make sure you get ALL the relevant comps.

And finally, your listing agent should be providing high quality photography and either a video walkthrough or 3D imaging out of their own pocket. Ask to see recent listings. If their plan is to take their own photos with a potato and their thumb in each shot, just say no.

PS….I'm sure you already know this, but your home should be spotless and put together for all showings. Clean like the Pope is coming to visit. Most people's definition of clean is not. And it will cost you time and money.

I'm not entirely sure of the history, so take this with a grain of salt, but as I understand it, buyers didn't even have their own representation until the 1980s. When buyers agents came along, sellers somehow ended up paying their fee.

What I've tried to do with Red Pear is hand some of that back to the buyer and get the buyer back in the payment control seat. We charge buyers for showings but then share half of the commission with the buyer. It's the best way to do this IMO.

Be happy you haven't had to take out middle market business loan. You pay your legal fees AND the bank's legal and due diligence fees. Ridiculous.

And in the end, it all works out. It may feel better for some people to say the buyer paid the fee, but in general, a buyer has $X to spend (and at time of closing will have far less liquid). If you make buyers pay their own fee it's now just that the buyer has $X*(1-Y%) to spend.

Net proceeds to the seller really wouldn't change THAT much.
