Showings for new tenants

How do yall handle showings for a rental while existing tenant is still in the house?

Example, I know tenant is leaving and last day is March 31st but I have prospective tenants inquiring and waiting to tour it. I have just been telling them its not available for touring until April 1st and move in on the 15th.

When we rented they just gave us notice and showed it while we were still in the unit. I've always been shown occupied units as well.

Lease probably says you can give the tenants 24 hour notice before entering the property.

How we've handled it - just reach out to the tenant and listing agent so everyone is on the same page of "Hey showing is happening tomorrow at 10:30AM" so it can be scheduled. Obviously I'd talk with your tenants about needing to show the property and get it released.

That being said, it can also be a detractant because I've gone through some houses showing tenants and it was a disaster/unclean and cluttered and just not in showing condition. Really takes the wind out of the prospective tenants sails.

Another suggestion would be to photograph the property before the next tenants move in, but after the olds have moved out and you've cleaned/painted/touched up the place. That way - you can load the photos to the internet and give someone an idea without them needing to see it.

That being said part 2 - typically if your home is priced right - you should have minimal problems getting it leased these days (at least in College Station)

We decide house by house when to start showing. If it's a messy tenant we wait, if the current tenant has it looking really good, we show with notice to the tenant. They trust that we will be there on the showing & we've never had an issue.

As we renovated properties, we always took great photos of the fresh, clean units before any tenants moved in. We've rented to people from outside the area based on photos alone. Never had one say we were "false advertising" - we always refresh between tenants & things may even be better than the pictures, but never worse.
