My son and soon to be wife are looking to buy their first home in the San Antonio area at the end of the year. He is looking in the Helotes/West SA area as that is where his future wife works and has a target price of $270-280.

Can anyone give any recommendations as where to buy, what to look for, and what to avoid? There is a lot of new construction even in that price range which appeals to him but I'm concerned about crap quality.

Any advice?

Thanks.

I am a former Project Manager for Perry and Princeton Classic homes turned TREC inspector and my wife is a Realtor here in SA. We both have a lot of experience in that area. Shoot me an email at goodguysinspections@gmail.com and we can work out a time to chat.

Helotes is good.
Outside of 1604, I wouldn't go south of Shaenfield; traffic and commuting will always suck.
I'm worried enough about where I am and the build up of traffic closer to Bandera Road.

Hey Texas-

I'm an agent in SA area and would be happy to set up a quick call with your son to answer his questions about the process and the neighborhoods.

As far as new builds - as you said, there are tons of newer developments over there that fit his budget. As far as quality, they're going to be your typical mass-produced home. Some are great and have no issues, others are a nightmare. If he chooses to go this route, I'd recommend signing on a house that is in the VERY beginning stages of being built, and watch it like a hawk & inspect while it's being built. This is absolutely a viable option that can result in a wonderful new home!

If that's too much to take on, there are some nice established neighborhoods that would work for him in that area as well.

I split my commission with my Buyers, so at this price point I'd be giving your son roughly $4,000 to help with closing costs or rate buy down. If a new build, it can be used for design upgrades as well. Happy to discuss further - my contact info is in my profile.

Howdy,

My wife is in real estate, has been transitioning from the Houston market to the SA market, and looking for new clients. We are currently shopping for our first house. She has been watching the market for the last 18 months for houses between 250-300. We just got our pre-approval and are getting ready to buy. Let me know if you would like to connect. I wish your son and future daughter-in-law the best of luck!
