We're looking to buy and a lot of the homes will need some work. I was hoping to get an approximate cost of doing some repairs before I go into negotiations knowing approximately how much I'll need for renovations. I don't know a contractor off-hand so hoping I could find some information here.

- remove load bearing wall/pillar
- additional downstairs bedroom (12x12 approx size)
- complete reconfiguration of kitchen (moving, sink, stove etc)

Agreed with what Diggity said. If you don't already have an agent, I'd be happy to help you. I'm an investor and I've done everything you're asking about myself so should be able to give you a decent idea of pricing once we see the home in person. Also have contractors that are honest and can give you a fair bid as well.

Not sure if you are planning on financing the properties you are looking to buy or pay cash, but if financing you will need what is called a scope of work from a contractor to help establish after repair value (ARV) as the loan will be made based on the ARV. So, you might want to start making those contacts.
