As a buyer, I'd be hesitant to sign a representation agreement without some limits on the scope of representation. I've seen agreements so broad that even if the buyer found, negotiated and purchased a property without any assistance or communication with the agent, a commission was still owed. I've also had an experience where the initial realtor I contacted was a dud, didn't respond timely to questions/emails, and was unavailable in a crucial period of my search, but because I didn't have a rep agreement, I went and found a realtor that was fantastic and received the commission on my purchase. Both scenarios could be sufficiently addressed in a fair representation agreement, but i wouldn't recommend someone signing whatever an agent puts in front of you without some review.
