I recently finished a very ugly divorce and had to find something in College Station quickly to be in a closer proximity to my two sons. I settled on a two story townhome and signed a one year lease. The townhome looked nice upon initial inspection, but after move in, I quickly realized that it was like many other homes in College Station, just "thrown together" as quickly and cheaply as possible. I have been there since the beginning of November. I have multiple outlets in different bathrooms that don't work, and a doorbell that is still not functional. While these are minor annoyances, I have also had some major mishaps just in the last month.
Frist, the handle broke off of the shower cartridge in my youngest son's bathroom. The water ran full blast for 13+ hours straight because my landlord could not find an emergency plumber to make it out and no one knew were the main shutoff was the property. This occurred at approximately 8pm on a Thursday. Water was shutoff at 9:30 the next morning. I was told that they could not get a plumber to fix the issue until possibly Saturday. I let them know that I couldn't go another day and possibly more with no water, so I fixed it myself. They offered to allow me to take the increased water usage and parts off of next months rent.
Last week I noticed a drip coming from the attic door at the top of the stairs. I informed my landlord and sent pictures. I let her know that it looked as if the A/C condensate pan was not level and had a pinhole thus allowing water to flow onto the attic door and accumulating. She never did anything and I did not pursue anything as it wasn't major and quit the next day.
On Tuesday of this week, I get home from work and my downstairs kitchen area is covered in water, there is a very steady stream of water coming from an A/C vent, and noticeable large water marks in multiple spots in the ceiling. I called my landlord and she was able to get a plumber out quickly. He was able to diagnose that it was a supply line going to my oldest son's lavatory sink. It was barely hand tight and had started spraying. He let me know that they should get someone to at least put fans out to prevent mold. That has yet to happen.
And finally, on Thursday of this week, I get home from work and the upstairs has standing water again. Steady drips coming from multiple spots on the attic door, and most of the attic floor covered in water. Landlord was able to get the same plumber out and they diagnosed it as a blocked condensate line and faulty pan. Large water marks in several areas of upstairs ceiling now.
My question is whether or not I have any grounds to request a termination of my lease or am I just overreacting? I will openly admit that I am unhappy there and just want out. I'd like to request that they allow me to terminate my lease at the end of May. This will give them 60+ days notice and the opportunity to make necessary repairs and find a new tenant, which I would assume to be easier in May. They are obviously not going to do anything to mitigate the possibility of mold and that makes me question what other corners were cut. The place was supposedly "renovated" before I moved in. Looks like the attic water heater flooded the place recently and given their handling of my situation, I wonder what other problems may arise.
