Well not that surprising seeing as everyone here either bought or refinanced at some point in 2020-2022.

Now do a chart that shows those who bought in the last 12 months.... it's likely everyone who is on the 30yr 5+% categories.

That would prove that interest rates rose in the last 12 months, but we already know that. I was more interested in the overall distribution of term and rate.

Kinda reaffirms what we already know. Nobody is selling unless they absolutely have to, or they can pay cash for the replacement. The whole upgrading into the new hood down the street thing, is dead.

Anecdotal of course, but I have an automated search setup for a friend who is looking at higher end stuff.

It has been fairly slim pickings since the holidays but we have seen an avalanche of new listings come on over the past week or so.

It's as if someone told all these folks to wait for March to list. I just wonder if there's enough willing buyers out there to take all these down.
