My MIL was told absolutely don't list until at least spring with her higher end property.

We plan on having a contractor out to finish up a few things, and then list late summer, which is when you see the most buyers in Northern NM.

Heights is part of the search, but the newer listings are popping up more in the Bellaire/West U & Memorial/Spring Branch areas.

We were able to upgrade a lot and had a ton of equity in our old home (it doubled in value in 10 years). That equity reduced the amount that we had to borrow. The shift in market allowed us to get the house well below asking and slightly below appraisal. The rate sucks but our plan is to make as many large principal payments as we can and re-cast the loan to lower monthly payment amounts and then refinance if rates ever drop.
