Would you own a short-term rental on a well?

I've been watching a log house in my market that some one started building and has apparently decided its not for them. They stopped after framing it out and finishing the exterior. It's located far enough outside of town (~30mins) that it's on a well and I'm wondering if that's to much added hassle to make a short-term rental out of it. Another concern is internet as I'm not sure what options are out there. What else should I consider that I haven't thought of yet?

Check out starlink for internet and phone coverage. Most people can make their own hotspot now. It probably depends on what there is to do around the place on how good it needs to be. If they're mostly hunting/fishing etc, probably matters less.

Agree with MS08.

Why not long term? IMO, a short term/weekend property 30 minutes from town would create some complications like who does the turn around cleaning, etc. Is there a reason people would come & want to stay that far away from whatever they are visiting for? We experimented with a great house, centrally located as an AirBnB once in our town and found that we were booked solid during a few holiday events, but the rest of the time, not so much so we went back to 12 month leases and it's been rented by the same people ever since. No turn over, no paying all utilities & yard while it sat empty. Win-win. Internet is a big deal - is Starlink available without obstructions?

Flip? Depending on where you are you might be able to really make some money. Log cabin makes me think you might be in a tourist-y area.

Thinks for the thoughts and tips. I should have clarified. I'm in Wyoming so there are mountains close by as well as hunting and fishing although I'm on the opposite side from Yellowstone. We also get a lot of snowmobilers. I think flip is a possibility but I need to get better construction numbers to know that and to better know long term rent potential but I'm guessing it won't cashflow as a long term rental.

I don't know Yellowstone geography, but is it located close enough that it would be attractive to park visitors?
You could use the "no internet" as a selling point to "get away from it all." Or, I'm sure there are some satellite providers nearby.

I wouldn't let the well be a turnoff. Treat it like any other appliance and just make sure you have a reputable service contractor lined up for when you need him. Build that relationship by having him perform an inspection prior to closing.

Yellowstone is in the NW corner of the state and I'm SE corner, maybe 7 or 8 hours away. The get away from it all was kind of my idea with the place.

Starting a relationship with an inspection is a good idea.

Even those places, you will likely get people looking to get away from Denver. You may even be able to market the hell out of it during rodeo season.

Yes, I'm in Laramie and we fill up during Cheyenne Frontier Days but the house would be over an hour from that, so I'm not sure if that's too far for people to drive back and forth.

I'm not sure if I missed something buy why would having a well be a concern for an STR? But be ok for a traditional rental?

It's about 30-40 minutes from me, it's about 1.5hr from Cheyenne and it's about 1hr to 1.5hr from mountains. The more I think on it, the more I think its too far from those things. Flip might be the best option, if I can buy it right.

Thats a fair question. I've actually never had a well so I'm not very familiar with them myself. To me, if a long-term rental had a well the tenant would be more aware of it and understand timeframes to fix problems. A short-term tenant thats only there a couple days would be more impacted as it's cutting into their vacation which could lead to bad reviews. At least that's my train of thought / concern on the matter.

We have some properties with wells and plenty with city utilities. I can't say I've thought about the ones with wells, worried about them, or even looked at the wells in years. As long as the well is working properly, it would be way down the list of determining factors for me whether to use the property as a STR or not. Just my .02

Not much to add...

I will say that Starlink works excellent out here (posted via Starlink ~20 miles North of Douglas).

Also, is there any way to make this dang wind stop so we can finish up before we get snowed in on Monday? I'd REALLY like to go home!

Don't know if it's still there, but there used to be a sushi/ Japanese restaurant in Douglas that was REALLY good.

Edit- just looked it up. It's permanently closed but there is still one in Gillette if you feel like a drive... Sapporo Japanese Steak House.
