Looking for someone who can help me put together a lease on a building in Kaufman County. I'm the tenant. Landlord is family. We both want to do a fair deal, we just have little experience with what is "normal."

We have decent enough info on what prices are typical in our area, but it's the other aspects of the lease like property improvements and maintenance and other terms where we could use some help.
