I have a prospective tenant interested in renting a house from me. Here are the facts:
Tenant - Husband & Wife
Wife - Incoming medical student
Husband - Works from home in cyber security
Wife's salary - disregarded as student
Husband's salary - $150K+ (per offer letter)
Wife's credit - 749
Husband's credit - 795
No kids
Pending lease - $2,550/month, 2 year lease
Husband - started a new job today with a large company. Employer requires online employment verification through a 3rd party, but he's not in the "system" yet since he just started. HR refuses to sign employment verification, insisting he goes through the 3rd party verifier.
What would you suggest they/I do to get this lease signed? Additional security deposit? Fee to "hold" the lease until he's in the 3rd party verifier's system? Something else? Tips and suggestions are greatly appreciated!
